Preserve Your Drives With Help Of A Driveway Sealing NJ Contractor

By Cathy Mercer

Driveways and parking lots enhance traffic movement within businesses and home premises. These landscape structures also add value to your properties and therefore, should be maintained in the right condition. When asphalt pavements are constructed, they begin oxidizing. A driveway sealing nj contractor can assist you prevent the damages that occur when oxidation starts causing structural failures.

After you have installed pavers, you will find that they have a good visco-elastic feature. They will contract, spread, and expand easily. As the oxidation takes place, asphalt loses its elasticity and becomes hard and fragile. Cracks start forming and soon your driveways and parking lots begin to deteriorate.

To preserve the surface of pavements, a preservation treatment is required using sealcoat products. The coating provides a membrane layer that is weatherproof. Since asphalt is damaged by sunlight and water, the sealcoat bars these elements from getting in contact with blacktop. Ultraviolet rays harden the asphalt material and as heavy load traffic passes over your driveways, they chip and crack easily.

If sealcoating is done properly, it improves the quality of pavements. Your parking lots and driveways can support load traffic and they do not chip easily. Cracks form when ultraviolet rays directly heat the asphalt, something that allows water to pass through the porous blacktop and drain inside driveways. Water can cause enormous problems since it loosens up aggregate material making the road structures weak.

Even at the edges, water should not be allowed to settle or collect there. Water and sunlight are the most destructive elements in pavements. Ultraviolet rays accelerate the oxidation of asphalt causing premature damages. The initially beautifully looking black jet color of asphalt fades and turns gray. This is one sign that your pavement is degrading and needs protection.

Petroleum derivative products also react with asphalt material, which is also a petroleum product and cause damages. They weaken the glue-like properties of asphalt. This further cause more damages. These uncertainties on pavements can be minimized by use of sealcoats. The coat is applied only when asphalt pavements have cured properly.

After new driveways have been constructed and paved with asphalt material, they are allowed to dry and cure before the first sealcoat is applied. When the coat is applied to improperly cured asphalt, it can peel off fast exposing the blacktop. The first coat may be applied after one year or less depending on how fast the blacktop cures. Other sealcoats are planned for depending on how the previous ones peel off.

By consulting a driveway sealing nj contractor, you improve the quality of your pavements. Any cracks that may be present need to be repaired prior to applying the coat. This is because if the sealcoat is applied on top of cracked surfaces, it only masks them and soon the crackings appear again. This means that you need to repair the cracks through patching, overlays or removal and replacement. Crack sealing may also be done depending on the magnitude of the cracking.
